NOTICE OF PRESERVATION OF THE DECLARATION OF
COVENANTS, CONDITIONS, AND RESTRICTIONS FOR THE LAKES, UNIT II, PHASE III
1. This Notice is made by LAKESIDE VILLAGE HOMEOWNERS ASSOCIATION OF PINELLAS, INC. (“Association”). Association's post office address is 901 North Hercules Avenue, Suite A, Clearwater, Florida 33765.
2. Attached hereto as Exhibit “A” is the affidavit required by Section 712.06(1)(b) of the Florida Statutes.
3. The real property affected by this Notice is the subdivision known as The Lakes Unit II, Phase 3, Section 1, according to the plat thereof recorded in Plat Book 85, Pages 26 and 27, of the Public Records of Pinellas County, Florida.
4. This Notice applies to the Declaration of Covenants, Conditions, And Restrictions For The Lakes, Unit II, Phase III, recorded in O.R. Book 5366, Pages 1744, et seq., of the Public Records of Pinellas County, Florida, as amended.

AFFIDAVIT
BEFORE ME, the undersigned authority, personally appeared BEN COMMONS, (“Affiant”) who, upon being duly sworn, deposes and states as follows:
1. Affiant has personal knowledge of the matters set forth herein.
2. Affiant is the MANAGER of Lakeside Village Homeowners Association of Pinellas, Inc., a Florida non-profit corporation (“Association”).
3. The Board of Directors of Association caused the statement attached hereto as Exhibit 1 to be mailed or hand-delivered to each of the members of the Association.
4. The Statement attached hereto as Exhibit 1 was approved by at least two-thirds (2/3rds) of the members of the Board of Directors of Association at a Board of Directors meeting held on DECEMBER 13, 2016.

STATEMENT OF MARKETABLE TITLE ACTION
The LAKESIDE VILLAGE HOMEOWNERS ASSOCIATION OF PINELLAS, FLORIDA, (the “Association”) has taken action to ensure that the Declaration of Covenants, Conditions, and Restrictions For The Lakes, Unit II, Phase III, recorded in Official Records Book 5366, Page 1744, of the public records of Pinellas County, Florida, as may be amended from time to time, currently burdening the property of each and every member of the Association, retains its status as the source of marketable title with regard to the transfer of a member's residence. To this end, the Association shall cause the notice required by Chapter 712, Florida Statutes, to be recorded in the public records of Pinellas County, Florida. Copies of this notice and its attachments are available through the Association pursuant to the Association's governing documents regarding official records of the Association.
