NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated April 11, 2017, entered in Case No. 2013CA004451 of the Circuit Court of the Twelfth Judicial Circuit, in and for Sarasota County, Florida, wherein Wells Fargo Bank, N.A. as Trustee for Banc of America Funding 2005-B Trust is the Plaintiff and Jules Roman; Ann Roman; Overbrook Gardens Associaton, Inc.; Unknown Tenant in Possession No. 1 n/k/a Krystal Childs; Unknown Tenant in Possession No. 2 n/k/a Shane Smith are the Defendants, that Karen Rushing, Sarasota County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.sarasota.realforeclose.com, beginning at 9:00 AM on the 16th day of May, 2017, the following described property as set forth in said Final Judgment, to wit:
A PART OF LOT “A”, OVERBROOK GARDENS, SECTION 1, AS RECORDED IN PLAT BOOK 9, PAGES 1 and 1A OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA, BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:
FROM THE SW CORNER OF SAID LOT “A” RUN THENCE N 27° 39' 50” W, ALONG THE NORTHEASTERLY RIGHT-OF-WAY LINE OF FORKED CREEK DRIVE A DISTANCE OF 70.23 FEET FOR A POINT OF BEGINNING; THENCE CONTINUE N 27° 39' 50”W, A DISTANCE OF 78.00 FEET; THENCE N 67° 29' 10” E, A DISTANCE 129.86 FEET TO THE NORTHEASTERLY BOUNDARY LINE OF SAID LOT “A”; THENCE S 27° 39' 50” E ALONG SAID BOUNDARY LINE A DISTANCE OF 78.00 FEET; THENCE S 62°
20' 10” W. A DISTANCE OF 129.86 FEET TO THE POINT OF BEGINNING.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
