NOTICE IS HEREBY GIVEN pursuant to an Order Resetting Foreclosure Sale dated the 5th day of June, 2017, and entered in Case No. 2015-CA-007906-O, of the Circuit Court of the 9TH Judicial Circuit in and for Orange County, Florida, wherein FEDERAL NATIONAL MORTGAGE ASSOCIATION is the Plaintiff and RUSSELL R. GRANDGEORGE A/K/A RUSSELL GRANDGEORGE; SUNTRUST BANK; and UNKNOWN TENANT (S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The foreclosure sale is hereby scheduled to take place on-line on the 12th day of September, 2017 at 11:00 AM at www.myorangeclerk.realforeclose.com. TIFFANY MOORE RUSSELL as the Orange County Clerk of the Circuit Court shall sell the property described to the highest bidder for cash after giving notice as required by section 45.031, Florida statutes, as set forth in said Final Judgment, to wit:
COMMENCE AT A 5/8 IRON ROD NO. 3226 AT THE NORTHWEST CORNER OF THE SOUTHWEST ¼ OF THE NORTHEAST ¼ OF SECTION 17, TOWNSHIP 22 SOUTH, RANGE 28 EAST, ORANGE COUNTY, FLORIDA AS SHOWN ON LAKEVIEW FOURTH ADDITION, AS RECORDED IN PLAT BOOK V, PAGE 47, PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA; RUN THENCE SOUTH 89°11'51” EAST ALONG THE NORTH LINE OF THE SOUTHWEST ¼ OF THE NORTHWEST ¼ OF SECTION 17, A DISTANCE OF 328.37 FEET, THENCE SOUTH 0°48'09” WEST A DISTANCE OF 476.58 FEET TO A 4''X 4” CONCRETE MONUMENT; THENCE SOUTH 61°34'18” EAST A DISTANCE OF 224.04 FEET TO A 5”PIPE FILLED WITH CONCRETE; THENCE SOUTH 48°52'52” EAST A DISTANCE OF 59.85 FEET TO A ¼” IRON ROD; THENCE SOUTH 31°54' WEST A DISTANCE OF 264.38 FEET TO A SOUTHERLY RIGHT OF WAY LINE OF SILVER STAR ROAD (ALSO KNOWN AS STARKE LAKE ROAD); THENCE SOUTH 49°02'55” EAST ALONG SAID SOUTHERLY RIGHT OF WAY LINE A DISTANCE OF 115.00 FEET FOR THE POINT OF BEGINNING, CONTINUE THENCE SOUTH 49°02'55” EAST ALONG SAID SOUTHERLY RIGHT OF WAY LINE A DISTANCE OF 109.90 FEET TO A 1 3/4 IRON PIPE; THENCE DEPARTING SAID SOUTHERLY LINE RUN SOUTH 10°41'26” WEST A DISTANCE OF 153.00 FEET TO A WATER'S EDGE OF STARKE LAKE; THENCE NORTH 48°28'55” WEST ALONG THE WATER'S EDGE OF STARKE LAKE A DISTANCE OF 166.22 FEET; THENCE NORTH 31°54' EAST A DISTANCE OF 132.15 FEET MORE OR LESS TO SAID SOUTHERLY LINE AND TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
