NOTICE OF SALE IS HEREBY GIVEN pursuant to the order of Final Judgment of Foreclosure dated August 3, 2017, and entered in Case No. 41 2016CA001981AX of the Circuit Court of the 12th Judicial Circuit in and for Manatee County, Florida, wherein SELF HELP VENTURES FUND, is Plaintiff and ALBERTO VIAMONTE; et al., are Defendants, the Office of Angelina Colonneso, Manatee County Clerk of the Court will sell to the highest and best bidder for cash via online at www.manatee.realforeclose.com at 11:00 A.M. on the 5th day of September, 2017, the following described property as set forth in said Final Judgment, to wit:
That part of Lot 41, of THUNDER BAY, a Subdivision as per Plat thereof recorded in Plat Book 19, Pages 173 and 174, of the Public Records of Manatee County, Florida, more particularly described as:
Begin at the Southeast corner of said Lot 41; thence North 00Ëš16'57” West, 59.90 feet for a Point of Beginning; thence South 89Ëš43'03” West, 29.48 feet; thence North 00Ëš14'53”West, 3.00 feet; thence South 90Ëš00'00” West, 27.52 feet; thence South 89Ëš39'17” West, 27.03 feet; thence North 00Ëš16'57” West, 42.41 feet; thence South 89Ëš59'47” East, 84.00 feet; thence South 00Ëš16'57” East, 45.10 feet to the Point of Beginning.
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
