NOTICE IS HEREBY GIVEN pursuant to a Final Judgment dated July 31, 2017, entered in Case No.: 16-CA-010736 of the Circuit Court in and for Hillsborough County, Florida, wherein 21ST MORTGAGE CORPORATION is the Plaintiff, and MELANIE G. PHILLIPS; THOMAS PHILLIPS; BOYETTE FARMS HOMEOWNERS ASSOCIATION, INC.; HILLSBOROUGH COUNTY, a Political Subdivision of the State of Florida; UNITED STATES OF AMERICA, INTERNAL REVENUE SERVICE; CHASE BANK, N.A.; ASSET ACCEPTANCE LLC; and DISCOVER BANK are the Defendants, that Pat Frank, the Clerk of the Court shall sell the subject property at public sale on January 2, 2018 to the highest bidder for cash, except as prescribed in Paragraph 7, conducted electronically online at http://www.hillsborough.realforeclose.com. All electronic sales will begin at 10:00 a.m. and continue until all scheduled sales have been completed. The following described real property as set forth in the Final Judgment will be sold:

NOTICE ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
