NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated February 2, 2017, and entered in Case No. 16-CA-001436, of the Circuit Court of the Twentieth Judicial Circuit in and for LEE County, Florida. THE BANK OF NEW YORK MELLON, F/K/A THE BANK OF NEW YORK AS SUCCESSOR IN INTEREST TO JPMORGAN CHASE BANK, N.A. AS TRUSTEE FOR NOVASTAR MORTGAGE FUNDING TRUST, SERIES 2004-2, NOVASTAR HOME EQUITY LOAN ASSET-BACKED CERTIFICATES, SERIES 2004-2 (hereafter “Plaintiff”), is Plaintiff and LESLIE E. PRITCHARD III A/K/A LESLIE PRITCHARD III; UNITED STATES OF AMERICA, DEPARTMENT OF TREASURY-INTERNAL REVENUE SERVICE; LEE COUNTY, FLORIDA; ALL OUT BAIL BONDS, are defendants. Linda Doggett, Clerk of the Circuit Court for LEE, County Florida will sell to the highest and best bidder for cash via the internet at www.lee.realforeclose.com, at 9:00 a.m., on the 6 day of March, 2017, the following described property as set forth in said Final Judgment, to wit:

PARCEL A - THE POINT OF BEGINNING IS THE POINT OF INTERSECTION OF THE SOUTH LINE OF ABANDONED SEABOARD R.R. RIGHT OF WAY AND THE EASTERLY RIGHT OF WAY LINE OF S 80 A; THENCE EAST ALONG SAID R.R. RIGHT OF WAY LINE 250'; THENCE NORTH AT RIGHT ANGLE 200'; THENCE WEST AND PARALLEL TO S. LINE 150' MORE OR LESS TO THE EASTERLY RIGHT OF WAY S 80A; THENCE SOUTHERLY ALONG SAID EASTERLY RIGHT OF WAY LINE TO THE POINT OF BEGINNING SECTION 28, TOWNSHIP 43 SOUTH, RANGE 26 EAST, LEE COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
