NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered April 14, 2016 in Civil Case No. 15-CA-050754 of the Circuit Court of the TWENTIETH Judicial Circuit in and for Lee County, Ft. Myers, Florida, wherein J.P. MORGAN ALTERNATIVE LOAN TRUST 2006-S3, MORTGAGE PASS-THROUGH CERTIFICATES, U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE is Plaintiff and MELEA PRUSKAUER, ET AL., are Defendants, the Clerk of Court will sell to the highest and best bidder for cash at www.lee.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 6 day of February, 2017 at 09:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:

COMMENCING AT A FOUND CONCRETE MONUMENT ON THE APPARENT EAST LINE OF THE NORTHWEST QUARTER (NW 1/4) OF SAID SECTION 16, 50.00 FEET SOUTH OF THE APPARENT NORTH LINE OF THE NORTHWEST QUARTER (NW 1/4) OF SAID SECTION 16, AND THE CENTERLINE OF PENZANCE BOULEVARD; THENCE N 89° 53` 48” W A DISTANCE OF 1479.22 FEET TO THE POINT OF BEGINNING OF THE LANDS HEREIN DESCRIBED:

SUBJECT TO A ROAD RIGHT-OF-WAY OVER THE NORTH 50 FEET. Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens, must file a claim within 60 days after the sale.
