NOTICE IS HEREBY GIVEN that sale will be made pursuant to an Order or Final Judgment. Final Judgment was awarded on April 27, 2017 in Civil Case No. 2015CA002027AX, of the Circuit Court of the TWELFTH Judicial Circuit in and for Manatee County, Florida, wherein, DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE FOR ARGENT SECURITIES INC., ASSET-BACKED PASS-THROUGH CERTIFICATES, SERIES 2005-W4 is the Plaintiff, and KATHLEEN BAUER A/K/A KATHLEEN R. BAUER; ARGENT MORTGAGE COMPANY LLC; UNKNOWN TENANT #1 N/K/A BRAD EDDINGS; DISCOVER BANK, ISSUER OF THE DISCOVER CARD; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS are Defendants.
The Clerk of the Court, Angelina “Angel” Colonneso will sell to the highest bidder for cash at www.manatee.realforeclose.com on July 26, 2017 at 11:00 AM EST the following described real property as set forth in said Final Judgment, to wit:
LOT 11, BLOCK A. EASTOVER SUBDIVISION, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 3, PAGE 24, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA, AND THAT PART OF LOT 12, BLOCK A, OF SAID EASTOVERSUBDIVISION DESCRIBED AS FOLLOWS: BEGIN AT A POINT ON THE SOUTH LINE OF LOT 12 BEING 54.0 FEET WEST OF THE SE CORNER OF LOT 12; THENCE RUN WEST ALONG THE SOUTH LINE OF SAID LOT 12 A DISTANCE OF 93.50 FEET TO THE SW CORNER OF SAID LOT 12; THENCE RUN NORTH 22.0 FEET ALONG THE WEST LINE OF SAID LOT 12; THENCE RUN EAST 76.70 FEET AND PARALLEL TO THE SOUTH LINE OF SAID LOT 12; THENCE RUN SOUTHEASTERLY 27.0 FEET TO THE POINT OF BEGINNING.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
