NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated June 23, 2017, entered in Case No. 2014CA006409 of the Circuit Court of the Twelfth Judicial Circuit, in and for Manatee County, Florida, wherein U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE FOR ADJUSTABLE RATE MORTGAGE TRUST 2005-9, ADJUSTABLE RATE MORTGAGE BACKED PASS THROUGH CERTIFICATES, SERIES 2005-9 is the Plaintiff and Larry B McGuire a/k/a Larry McGuire; Nanci L McGuire a/k/a Nancy L. McGuire a/k/a Nanci Lou Graves; The Unknown Spouse Of Larry B McGuire a/k/a Larry McGuire; The Unknown Spouse of Nanci L McGuire a/k/a Nancy L. McGuire a/k/a Nanci Lou Graves; Any and All Unknown Parties Claiming By, Through, Under, and Against The Herein Named Individual Defendant(s) Who Are Not Known To Be Dead Or Alive, Whether Said Unknown Parties May Claim An Interest As Spouses, Heirs, Devisees, Grantees, Or Other Claimants; Capital One, National Association, Successor by Merger to ING Bank, FSB, Successor by Merger to Netbank, FSB; San Remo Shores Association, Inc.; Tenant #1; Tenant #2; Tenant #3; and Tenant #4 the names being fictitious to account for parties in possession are the Defendants, that Angelina Colonneso, Manatee County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.manatee.realforeclose.com, beginning at 11:00 AM on the 27th day of July, 2017, the following described property as set forth in said Final Judgment, to wit:
LOT 98, SAN REMO SHORES, UNIT NO. 2, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 13, PAGES 29 AND 30, PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
