NOTICE IS HEREBY GIVEN pursuant to an Order or Summary Final Judgment of foreclosure June 29, 2017, and entered in Case No. 582015CA002720XXXXXX of the Circuit Court in and for Sarasota County, Florida, wherein HSBC Bank USA, National Association, as Trustee on behalf of the certificate holders of the Deutsche Bank Alt-A Securities Mortgage Loan Trust 2007-AR1, Mortgage Pass Through Certificates, Series 2007-AR1 is Plaintiff and HOLLY K. EREZ A/K/A HOLLY EREZ; DIMITRY V. EREZ; SUNTRUST BANK; UNKNOWN TENANT NO. 1; UNKNOWN TENANT NO. 2; and ALL UNKNOWN PARTIES CLAIMING INTERESTS BY, THROUGH, UNDER OR AGAINST A NAMED DEFENDANT TO THIS ACTION, OR HAVING OR CLAIMING TO HAVE ANY RIGHT, TITLE OR INTEREST IN THE PROPERTY HEREIN DESCRIBED, are Defendants, KAREN E. RUSHING, Clerk of the Circuit Court, will sell to the highest and best bidder for cash www.sarasota.realforeclose.com, 9:00 a.m., on August 28, 2017 , the following described property as set forth in said Order or Final Judgment, to-wit:
LOT 5, OF THE REPLAT OF THE BLOCKS 22 & 49, BAY POINT SUBDIVISION, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 6, PAGE 18, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA, AND ALSO THAT PART OF LOT 6, OF SAID REPLAT MORE PARTICULARLY DESCRIBED AS FOLLOWS:
BEGIN AT THE MOST WESTERLY CORNER OF SAID LOT 6; THENCE SOUTH 61°10' EAST, 275 FEET MORE OR LESS TO THE MEAN HIGH WATER MARK OF DONA BAY; THENCE SOUTHERLY ALONG SAID MEAN HIGH WATER MARK 50 FEET MORE OR LESS TO THE SOUTHWEST CORNER OF SAID LOT 6; THENCE NORTH 51°10' WEST 272 FEET MORE OR LESS TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
Pursuant to Florida Statute 45.031(2), this notice shall be published twice, once a week for two consecutive weeks, with the last publication being at least 5 days prior to the sale.
