NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of foreclosure dated April 10, 2017, and entered in Case No. 2016CA004031000000 of the Circuit Court of the TENTH Judicial Circuit in and for POLK COUNTY, Florida, wherein BRANCH BANKING AND TRUST COMPANY, SUCCESSOR IN INTEREST TO COLONIAL BANK BY ACQUISITION OF ASSETS FROM THE FDIC AS RECEIVER FOR COLONIAL BANK, is Plaintiff, and DAVID M. HARTMAN A/K/A DAVID HARTMAN, et al are Defendants, the clerk, Stacey M. Butterfield, will sell to the highest and best bidder for cash, beginning at 10:00 AM www.polk.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 11 day of July, 2017, the following described property as set forth in said Final Judgment, to wit:
Beginning at a point on the Centerline of a certain Public Road, 1174.00 feet North and 20.18 feet East of the SE corner of the SW 1/4 of Section 29, Township 27 South, Range 26 East, Polk County, Florida, run thence West a distance of 231.24 feet; run thence North 155.00 feet; run thence East a distance of 231.34 feet; run thence South 155.00 feet to the Point of Beginning, Less and Except the East 130.67 feet, and Less the South 15.00 feet thereof; Together with an Easement for utilities and ingress/egress over and across the North 25 feet thereof.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
