YOU ARE HEREBY NOTIFIED that pursuant to a Summary Final Judgment in Foreclosure and For Assessment of Reasonable Attorney's Fees entered in and for Lee County, Florida, wherein the cause is pending under Docket No. 14-CA-3551, the Honorable Linda Doggett, Clerk of the Circuit Court of Lee County, Florida, will offer for sale at public sale to the highest and best bidder for cash beginning at 9:00 a.m. at www.lee.realforeclose.com in accordance with Chapter 45, Florida Statutes, on the 19 day of July, 2017, the following described property:
Parcel 1:
A parcel of land situated in the State of Florida, County of Lee, Section 29, Township 43 South, Range 25 East, being a part of Lot 3, Kaunes Subdivision as recorded in Plat Book 1 at page 21 and further described as follows:
Beginning at the southwest comer of said Lot 3; thence N89°54'01 “E along the southerly line of said Lot 3 for 356.50 feet to an intersection with the southerly extension of the west line of a parcel described in Official Record Book 1642 at Page 2104; thence N00°16'34” W along said extension for 189.36 feet to a 4” x 4” concrete monument stamped “F642” marking the southwest comer of said parcel described in Official Record Book 1642 at Page 2104; thence continue N00°16'34” W along the west line of said parcel and the west line of a parcel as described in Official Record Book 2247 at Page 4314 for 318.48 feet to a 4” x 4” concrete monument stamped “LB4919” marking the southeast comer of a parcel as described in Official Record Book 306 at Page 774: thence S89°54'01” W along the southerly line of said parcel for 133.17 feet to a 4” x 4” concrete monument stamped “LB4919” marking the southwest comer of said parcel: thence N00°08'56” W along the west line of said parcel for 142.39 feet to a 4” x 4” concrete monument stamped “LB4919” marking the southwesterly corner of Sandra Drive; thence N18°57'21” E along the westerly line of said Sandra Drive for 40.00 feet to a 4” x 4” concrete monument stamped “LB4919” marking the northwest comer of said Sandra Drive; thence S71°02'39” E along northerly line of Sandra Drive for 133.36 feet to a 4” x 4” concrete monument stamped “LB4919”; thence N88°09'50” E along said northerly line for 63.92 feet to a 4” x 4” concrete monument stamped “LB4919”; thence N74°00'16” E along said northerly line for 64.22 feet to a 4” x 4” concrete monument stamped “LB4919” marking the southwest comer of a parcel described in Official Record Book 1888 at page 1077; thence N00°25'31” W along the westerly line of said parcel (passing through a 4” x 4” concrete monument stamped “LB4919” at a distance of 169. 20 feet) for 200 feet, more or less, to the southerly edge of water of Daughtry's Creek; thence northwesterly and westerly along said edge of water to the west line of said Lot 3 and an intersection with a line bearing N00°19'51” W passing through the point of Beginning; thence S00°19'51” E along the west line of said Lot 3 for 912 feet, more or less, to the Point of Beginning.
Parcel 2:
The East 1/2 of Lot 4, KUANE'S SUBDIVISION, according to the plat thereof, recorded in Plat Book 1, Page 21, of the Public Records of Lee County, Florida.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within sixty (60) days after the sale.
