NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered February 28, 2017 in Civil Case No. 51-2016-CA-002601-CAAXWS of the Circuit Court of the SIXTH Judicial Circuit in and for Pasco County, Dade City, Florida, wherein PROF-2013-S3 LEGAL TITLE TRUST, BY U.S. BANK NATIONAL ASSOCIATION, AS LEGAL TITLE TRUSTEE is Plaintiff and DEBRA J. FOWLER, ET AL., are Defendants, the Clerk of Court will sell to the highest and best bidder for cash electronically at www.pasco.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 6TH day of April, 2017 at 11:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
Lot 255 of the unrecorded plat of Sea Pines, Unit Seven, a portion of Section 14, Township 24 South, Range 16 East, Pasco County, Florida, being further described as follows: Commence at the Southeast corner of the Southwest 1/4 of Section 14; thence run along the East line of the West 1/2 of said Section 14, North 00 degrees 05 minutes 02 seconds West, a distance of 1,417.42 feet; thence North 89 degrees 35 minutes 46 seconds West, a distance of 20.25 feet; thence North 00 degrees 03 minutes 14 seconds East, a distance of 550 feet; thence South 89 degrees 35 minutes 46 seconds East, a distance of 595 Feet; thence North 00 Degrees 03 seconds 14 minutes East a distance of 500 feet; thence South 89 degrees 35 minutes 46 seconds East, a distance of 484 feet for a Point of Beginning; thence North 00 degrees 03 minutes 14 seconds East, a distance of 100 feet; thence South 89 degrees 35 minutes 46 seconds East, a distance of 64 feet; thence South 00 degrees 03 minutes 14 seconds West, a distance of 100 feet; thence North 89 degrees 35 minutes 46 seconds West, a distance of 64 feet to the Point of Beginning.
