NOTICE IS HEREBY GIVEN pursuant to order rescheduling foreclosure sale or Final Judgment, entered in Civil Case No. 2016-CA-000537 of the Circuit Court of the 13th Judicial Circuit in and for Hillsborough County, Florida, wherein U.S. Bank National Association, as Trustee for Specialty Underwriting and Residential Finance Trust Mortgage Loan Asset-Backed Certificates, Series 2006-BC4, Plaintiff and Russell W. Humphrey are defendant(s), I, Clerk of Court, Pat Frank, will sell to the highest and best bidder for cash by electronic sale at http://www.hillsborough.realforeclose.com beginning at 10:00 a.m. on May 4, 2017, the following described property as set forth in said Final Judgment, to-wit:
A PORTION OF THE SOUTH 1/2 OF THE NORTH 1/2 OF THE SOUTHWEST 1/4 OF THE SOUTHWEST 1/4 OF SECTION 1, TOWNSHIP 30 SOUTH, RANGE 20 EAST, HILLSBOROUGH COUNTY, FLORIDA, DESCRIBED AS FOLLOWS: COMMENCE AT THE SOUTHWEST CORNER OF THE SOUTHWEST 1/4 OF SECTION 1, TOWNSHIP 30 SOUTH, RANGE 20 EAST; THENCE NORTH ON AN ASSUMED BEARING 663.31 FEET TO THE SOUTHWEST CORNER OF THE NORTH 1/2 OF THE SOUTHWEST 1/4 OF THE SOUTHWEST 1/4 OF SAID SECTION AND THE POINT OF BEGINNING; THENCE N 89°58'30” E ALONG THE SOUTH LINE OF THE NORTH 1/2 OF THE SOUTHWEST 1/4 OF THE SOUTHWEST 1/4, SECTION 1, TOWNSHIP 30 SOUTH, RANGE 20 EAST, FOR 1347.73 FEET TO THE EAST LINE OF THE SOUTHWEST 1/4 OF THE SOUTHWEST 1/4 OF SAID SECTION; THENCE N 0°13'36” W. 331.29 FEET TO THE NORTHEAST CORNER OF THE SOUTH 1/2 OF THE NORTH 1/2 OF THE SOUTHWEST 1/4 OF THE SOUTHWEST 1/4 OF SECTION 1, TOWNSHIP 30 SOUTH, RANGE 20 EAST; THENCE S 89°58'59” W ALONG THE NORTH LINE OF THE SOUTH 1/2 OF THE NORTH 1/2 OF THE SOUTHWEST 1/4 OF THE SOUTHWEST 1/4 OF SAID SECTION, 472.60 FEET; THENCE SOUTH 311.47 FEET; THENCE S 89°58'10” W 873.83 FEET TO THE WEST LINE OF SAID SECTION; THENCE SOUTH ALONG THE WEST LINE OF SAID SECTION, 20.0 FEET TO THE POINT OF BEGINNING. LESS ROAD RIGHT OF WAY FOR BELL SHOALS ROAD.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
