NOTICE IS HEREBY GIVEN pursuant to order rescheduling foreclosure sale or Final Judgment, entered in Civil Case No. 52-2013-CA-004525-XXCI-CI of the Circuit Court of the 6th Judicial Circuit in and for Pinellas County, Florida, wherein GREEN TREE SERVICING LLC, Plaintiff and RALPH RUGO are defendant(s), I, Clerk of Court, Ken Burke, will sell to the highest and best bidder for cash at www.pinellas.realforeclose.com, at 10:00 A.M. on March 30, 2017, the following described property as set forth in said Final Judgment, to-wit:
THAT PART OF THE SOUTH TWO HUNDRED AND NINETY ONE (291) FEET OF THE NORTHWEST QUARTER (NW 1/4) OF THE SOUTHEAST QUARTER (SE 1/4) OF SECTION 4, TOWNSHIP 29 SOUTH, RANGE 16 EAST, PINELLAS COUNTY, FLORIDA, DESCRIBED AS FOLLOWS:
BEGINNING AT A POINT WHICH IS ONE HUNDRED FORTY FIVE AND ONE-HALF (145.5) FEET NORTH, ALONG THE WEST BOUNDARY OF SAID NW 1/4 OF THE SE 1/4 FROM ITS SOUTHWEST CORNER AND RUNNING THENCE EAST PARALLEL TO ITS SOUTH BOUNDARY SIX HUNDRED THIRTY THREE (633) FEET; THENCE NORTH PARALLEL TO ITS WEST BOUNDARY EIGHTY FIVE (85) FEET; THENCE EAST PARALLEL TO ITS SOUTH BOUNDARY ONE HUNDRED FIFTEEN (115) FEET TO A PUBLIC ROAD RIGHT OF WAY; THENCE NORTH ALONG THIS RIGHT OF WAY SIXTY AND ONE-HALF (60.5) FEET, MORE OR LESS, TO THE NORTH BOUNDARY OF THE SOUTH 291 FEET OF SAID NW 1/4 OF SE 1/4; THENCE WEST ALONG THIS BOUNDARY SEVEN HUNDRED AND FORTY EIGHT (748) FEET MORE OR LESS, TO THE WEST BOUNDARY OF SAID NW 1/4 OF SE 1/4; AND THENCE SOUTH ALONG THIS BOUNDARY ONE HUNDRED FORTY FIVE AND ONE-HALF (145.5) FEET TO THE POINT OF BEGINNING.
LESS AND EXCEPT THE EAST 50 FEET OF THE NORTH 60.5 FEET CONVEYED TO PINELLAS COUNTY, A POLITICAL SUBDIVISION OF THE STATE OF FLORIDA, RECORDED JULY 23, 1979 IN OFFICIAL RECORDS BOOK 4886, PAGE 1524, PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA, AS PUBLIC ROAD RIGHT-OF-WAY.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
