This Notice is regarding that certain timeshare interest owned by Obligor in Lakeshore Reserve Condominium, located in Orange County, Florida, with and more specifically described as follows: Unit Week (see Interval Description on Exhibit “A”) in Unit (see Interval Description on Exhibit “A”), in Lakeshore Reserve Condominium, according to the Declaration of Condominium thereof, as recorded in Official Records Book 9741 at Page 2312 in the Public Records of Orange County, Florida, and any amendments thereof. The Obligor has failed to pay when due the Assessments, Fees, and Taxes as assessed or advanced and is thereby in default of the obligation to pay such amounts as and when due pursuant to that certain Declaration of Condominium. Accordingly, the Association did cause a Claim of Lien to be recorded in the Public Records of Orange, Florida, thereby perfecting the lien of Assessments, Fees, and Taxes pursuant to the Declaration and sections 721.16 and 192.037, Florida Statutes. The Obligor and any junior lienholders have the right to cure the default and to redeem its respective interest, up to the date the trustee issues the certificate of sale, by paying in full the amounts owed as set forth on Exhibit “A” attached hereto, which include the cost of this proceeding and sale and the per diem up to and including the day of sale. The total amount owed is the combined amounts listed under “default amount”, “estimated foreclosure costs” and “per diem” as shown on Exhibit “A” and must be delivered by cash or certified funds to the Trustee. See Exhibit “A” attached hereto for (1) the name and address of each Obligor, (2) the legal description of the timeshare interest, (3) the recording information for each Claim of Lien, (4) the amount secured by each Claim of Lien, and (5) the per diem amount to account for the further accrual of the amounts secured by each Claim of Lien. See Exhibit “B” attached hereto for the name and address of each Junior Interest holder. (If applicable) NOTICE IS HEREBY GIVEN THAT THIS ACTION IS AN ATTEMPT TO COLLECT A DEBT, THAT ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE, AND THAT THE DEBT MAY BE DISPUTED. NOTWITHSTANDING THE FOREGOING, TO THE EXTENT THAT ANY DEBT ASSOCIATED WITH ANY ONE OR MORE OF THE LIENS DESCRIBED ON EXHIBIT 'A' HERETO MAY HAVE BEEN DISCHARGED IN A BANKRUPTCY PROCEEDING UNDER TITLE 11 OF THE UNITED STATES CODE, PLEASE BE ADVISED THAT THIS IS AN ACTION TO COLLECT A DEBT IN REM AGAINST THE PROPERTY ENCUMBERED BY SUCH LIEN AND NOT IN PERSONAM AGAINST ANY OBLIGOR.
