NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated December 13, 2016, entered in Case No. 2014 CA 005258 NC of the Circuit Court of the Twelfth Judicial Circuit, in and for Sarasota County, Florida, wherein The Bank of New York Mellon, as Trustee for CIT Mortgage Loan Trust 2007-1, by Caliber Home Loans, Inc., f/k/a Vericrest Financial, Inc., as its attorney in fact is the Plaintiff and Antonia Ramos; Denis Rutherford; Unknown Spouse of Denis Rutherford are the Defendants, that Karen Rushing, Sarasota County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.sarasota.realforeclose.com, beginning at 9:00 AM on the 12th day of April, 2017, the following described property as set forth in said Final Judgment, to wit:
LOT 44, BLOCK 3, SOUTHRIDGE UNIT NO. 1, AS PER PLAT THEREOF, RECORDED IN PLAT BOOK 12, PAGE 12 AND 12A, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
