NOTICE IS HEREBY GIVEN pursuant to an Order dated March 7, 2016, entered in Case No. 2012-CA-005369-O of the Circuit Court of the Ninth Judicial Circuit, in and for Orange County, Florida, wherein U.S. Bank National Association, as Trustee for GSAA Home Equity Trust 2006-9, Asset-Backed Certificates, Series 2006-9 is the Plaintiff and Joseph Szewczyk; Mercedita Szewczyk; Any and all unknown parties claiming by, through, under, and against the herein names individual defendant(s) who are not known to be dead or alive, whether said unknown parties may claim an interest as spouses, heirs, devisees, grantees, or other claimants; Tenant; Mortgage Electronic Registration Systems, Inc., Action Solely as Nominee for Axiom Financial Services; Beech Outdoor Company ; State of Florida; State of Florida Department of Revenue; United States of America ; Jestin T. Cendana; Joshua J. Cendana; Ramon S. Cendana are the Defendants, that Tiffany Russell, Orange County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.myorangeclerk.realforeclose.com, beginning at 11:00 on the 18th day of April, 2017, the following described property as set forth in said Final Judgment, to wit:
LOT 35A, FORSYTH COVE, ACCORDING TO THE PLATE THEREOF AS RECORDED IN PLAT BOOK 29, PAGE 90 THROUGH 91, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
