NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated February 7, 2017, and entered in Case No. 2010 CA 009166 NC, of the Circuit Court of the Twelfth Judicial Circuit in and for SARASOTA County, Florida. U.S. ROF III LEGAL TITLE TRUST 2015-1, BY U.S. BANK NATIONAL ASSOCIATION, AS LEGAL TITLE TRUSTEE, is Plaintiff and THOMAS W. SALZINGER; are defendants. Karen E. Rushing, Clerk of Circuit Court for SARASOTA, County Florida will sell to the highest and best bidder for cash via the Internet at www.sarasota.realforeclose.com, at 9:00 a.m., on the 7TH day of JUNE, 2017, the following described property as set forth in said Final Judgment, to wit:
BEGIN AT THE INTERSECTION OF THE SOUTH LINE OF FRUITVILLE ROAD (66 FEET WIDE) AND THE EAST LINE OF THE NORTHEAST 1/4 OF THE SOUTHWEST ¼, SECTION 22, TOWNSHIP 36 SOUTH, RANGE 18 EAST; THENCE SOUTH 0°13' WEST ALONG EAST LINE OF SAID NORTHEAST ¼ OF SOUTHWEST ¼, 749.98 FEET; THENCE NORTH 89°47' WEST 25 FEET TO CENTERLINE OF BEARDED OAKS DRIVE, A PRIVATE ROAD, 50 FEET WIDE, FOR POINT OF BEGINNING; THENCE NORTH 89°47' WEST 25 FEET TO WEST LINE OF BEARDED OAKS DRIVE; THENCE WEST AND PARALLEL TO FRUITVILLE ROAD, 174.4 FEET TO EAST RIGHT-OF-WAY LINE OF DRAINAGE CANAL NO. 34-A OF THE SARASOTA-FRUITVILLE DRAINAGE DISTRICT; THENCE NORTH 28°48' WEST ALONG SAID RIGHT-OF-WAY 159.96 FEET; THENCE EAST AND PARALLEL TO FRUITVILLE ROAD 252.0 FEET TO WEST LINE OF BEARDED OAKS DRIVE; THENCE SOUTH 89°47' EAST 25 FEET TO CENTER OF BEARDED OAKS DRIVE; THENCE SOUTH 0°13' WEST ALONG SAID CENTERLINE 140 FEET TO POINT OF BEGINNING. ALSO THE EASTERLY 35 FEET OF THE SAID S.F.D.D. CANAL RIGHT-OF-WAY, WHICH RIGHT-OF-WAY ADJOINS THE WESTERLY BOUNDARY OF THE LAND HEREINABOVE DESCRIBED, WHICH 35 FOOT STRIP OF LAND IS SUBJECT TO THE EASEMENT OF THE S.F.D.D. CANAL RIGHT-OF-WAY FOR DRAINAGE PURPOSES. TOGETHER WITH EASEMENT FOR INGRESS AND EGRESS OVER BEARDED OAKS DRIVE, AS GRANTED IN OFFICIAL RECORDS BOOK 276, PAGE 516, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
