NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of foreclosure dated April 24, 2017, and entered in Case No. 2015CA002936CAAXWS of the Circuit Court of the SIXTH Judicial Circuit in and for PASCO COUNTY, Florida, wherein PENNYMAC LOAN SERVICES, LLC, is Plaintiff, and THE UNKNOWN HEIRS OR BENEFICIARIES OF THE ESTATE OF DEBORAH I. TAYLOR, DECEASED, et al are Defendants, the clerk, Paula S. O'Neil, will sell to the highest and best bidder for cash, beginning at 11:00 AM www.pasco.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 26 day of June, 2017, the following described property as set forth in said Final Judgment, to wit:
Lot 234 of the unrecorded Plat of PALM TERRACE ESTATES, being a portion of Tract 18 of PORT RICHEY LAND COMPANY SUBDIVISION of Section 15, Township 25 South, Range 16 East, as shown on the Plat recorded in Plat Book 1, Page 61, of the Public Records of Pasco County, Florida.
Being further described as follows: Commence at the Southeast corner of of Lot 204 of PALM TERRACE ESTATES, UNIT 7, as shown on plat recorded in Plat Book 10, Page 41, of the Public Records of Pasco County, Florida, thence along the Easterly extension of the South line of said Lot 204, South 89 Degrees 30 Minutes 30 Seconds East, a distance of 134.00 feet for a Point of Begining; thence North 00 Degree 14 Minutes 26 Seconds East, a distance of 60 feet; thence South 89 Degrees 30 Minutes 30 Seconds East, a distance of 85.08 feet; thence South 00 Degree 14 Minutes 53 Seconds West, a distance of 60.00 feet; thence North 89 Degrees 30 Minutes 30 Seconds West, a distance of 85.07 feet to the Point of Beginning, the East 8.00 feet there of being subject to an easment for Drainage and/or Utilities.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
