NOTICE IS HEREBY GIVEN that pursuant to the Uniform Final Judgment of Foreclosure dated November 1, 2017 entered in Case No. 51-2014-CA-000690-CAAX-ES, Circuit Court of the Sixth Judicial Circuit in and for Pasco County, Florida, wherein WILMINGTON TRUST, N.A., SUCCESSOR TRUSTEE TO CITIBANK, N.A., AS TRUSTEE FOR THE BENEFIT OF REGISTERED HOLDERS OF STRUCTURED ASSET MORTGAGE INVESTMENTS II TRUST 2007-AR1, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2007-AR1 is the Plaintiff, and LUIS CARDENAS a/k/a LUIS ALFONSO CARDENAS; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INCORPORATED, AS NOMINEE FOR ACT LENDING CORPORATION d/b/a ACT MORTGAGE CAPITAL; WILDERNESS LAKE PRESERVE HOMEOWNERS' ASSOCIATION, INC.; ALEIDA CARDENAS; and UNKNOWN TENANT IN POSSESSION OF THE SUBJECT PROPERTY are the Defendants; Paula S. O'Neil, Clerk of the aforesaid Court, will sell to the highest bidder for cash in accordance with Section 45.031, Florida Statutes, at: www.pasco.realforeclose.com, the Clerk's website for online auctions, at 11:00 a.m. on December 11, 2017, the following described real property, situate and being in Pinellas County, Florida to-wit:
Lot 3, Block J, WILDERNESS LAKE PRESERVE PHASE III, according to the map or plat thereof as recorded in Plat Book 53, Page(s) 102-112, of the Public Records of Pasco County, Florida.
Property Address: 21706 Garden Walk Loop, Land O' Lakes, Florida 34637.
Said sale will be made pursuant to and in order to satisfy the terms of said Uniform Final Judgment of Foreclosure.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
