NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered August 29, 2017 in Civil Case No. 41-2016-CA-001410 of the Circuit Court of the TWELFTH Judicial Circuit in and for Manatee County, Bradenton, Florida, wherein FEDERAL NATIONAL MORTGAGE ASSOCIATION (“FANNIE MAE”), A CORPORATION ORGANIZED AND EXISTING UNDER THE LAWS OF THE UNITED STATES OF AMERICA is Plaintiff and CHRISTOPHER E. BAATZ, ET AL., are Defendants, the Clerk of Court will sell to the highest and best bidder for cash electronically at www.manatee.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 5TH day of January, 2018 at 11:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
Begin at the SE corner of Lot 10 of Sunshine Harbor Subdivision, as per the plat thereof recorded in Plat Book 9, Page 59 of the Public Records of Manatee County, Florida; thence S 00 degrees 25` 00” W, along the Westerly Right-of-Way line of Harbor Avenue, and its extension thereof, a distance of 75.00 feet; thence S 89 degrees 43` 58” W, 141.74 feet, more or less, to the shoreline of Rock Creek; thence Northwesterly, along the shoreline of Rock Creek, 95.6 feet more or less, to a point on the Westerly extension of the South Line of said Lot 10; thence N 89 degrees 43` 58” E along said extended South line, a distance of 66.0 feet, more or less, to the Southwest corner of said Lot 10; thence continue N 89 degrees 43` 58” E, along said South line, a distance of 117.74 feet to the Point of Beginning.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within 60 days after the sale.
