NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated September 20, 2017 in Case No. 2017CA001818 in the Circuit Court in and for Polk County, Florida wherein COPPER RIDGE TERRACE HOMEOWNERS ASSOCIATION, INC., a Florida non-profit Corporation, is Plaintiff, and SHANE L. GARCIA, et al, is the Defendant, I will sell to the highest and best bidder for cash at: 10:00 A.M. (Eastern Time) on November 21, 2017. ( ) www.polk.realforeclose.com the Clerk's website for online auctions after first given notice as required by Section 45.031, Florida Statutes, the following described real property as set forth in the Final Judgment, to wit:
LOT 134, COPPER RIDGE TERRACE, ACCORDING TO THE MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK 126, PAGES 1, AND 2, PUBLIC RECORDS OF POLK COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
