NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated July 12, 2017, entered in Case No. 512014CA003680CAAXWS of the Circuit Court of the Sixth Judicial Circuit, in and for Pasco County, Florida, wherein The Bank of New York Mellon f/k/a The Bank of New York Successor Trustee to JPMorgan Chase Bank, N.A., as Trustee for the Structured Asset Mortgage Investments II Trust, Mortgage Pass-Through Certificates, Series 2005-AR7 is the Plaintiff and Amy D. Ricabal; Isias R. Ricabal; Any and All Unknown Parties claiiming by, through, under and against the herein named defendants who are not known to be dead or alive, whether said unknown parties may claim an interest as spouses, heirs, devisees, grantees or other claimants; Oakstead Homeowner's Association, Inc.; Tenant #1; Tenant #2; Tenant #3; and Tenant #4 the names being fictitious to account for parties in possession are the Defendants, that Paula O'Neil, Pasco County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.pasco.realforeclose.com, beginning at 11:00 AM on the 9th day of November, 2017, the following described property as set forth in said Final Judgment, to wit:
LOT 18, BLOCK 1, OAKSTEAD PARCEL 4, AS PER PLAT THEREOF, RECORDED IN PLAT BOOK 42, PAGES 91 THROUGH 100, OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
