NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated August 28, 2017 in Case No. 2016CA-002047-0000-00 in the Circuit Court in and for Polk County, Florida wherein WESTRIDGE HOMEOWNERS ASSOCIATION, INC., a Florida non-profit Corporation, is Plaintiff, and JENNIFER HERRERA, et al, is the Defendant, I will sell to the highest and best bidder for cash at: 10:00 A.M. (Eastern Time) on October 12, 2017. ( ) www.polk.realforeclose.com the Clerk's website for online auctions after first given notice as required by Section 45.031, Florida Statutes, the following described real property as set forth in the Final Judgment, to wit:
LOT 190, WESTRIDGE PHASE 4 ACCORDING TO THE PLAT THEREOF RECORDED IN PLAT BOOK 102, PAGES 25 AND 26 OF THE PUBLIC RECORDS OF POLK COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
