NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure dated May 26, 2016, and entered in Case No. 14-CA-012770 Div. N of the Circuit Court of the 13th Judicial Circuit, in and for HILLSBOROUGH County, Florida, where in WILMINGTON SAVINGS FUND SOCIETY, FSB, D/B/A CHRISTIANA TRUST AS TRUSTEE OF THE AMERICAN MORTGAGE INVESTMENT PARTNERS FUND I TRUST, is the Plaintiff and GARY T. WELCH, HICKORY LAKE ESTATES OWNERS ASSOCIATION, INC., UNITED STATES OF AMERICA, MICHELLE'S MANICURED LAWNS, INC., UNKNOWN TENANT #1 n/k/a ERICA MATTHEWS, are the Defendants, the Clerk of Court shall offer for sale to the highest bidder for cash on May 17, 2018, beginning at 10:00 AM, at www.hillsborough.realforeclose.com, the following described property as set forth in said Summary Final Judgment lying and being situate in HILLSBOROUGH County, Florida, to wit:
Lot 30, Block 1, HICKORY LAKES PHASE 1, according to the Plat recorded in Plat Book 82, Page 13, as recorded in the Public Records of Hillsborough County, Florida; said land situate, lying and being in Hillsborough County, Florida.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE. THE CLERK SHALL RECEIVE A SERVICE CHARGE OF UP TO $70 FOR SERVICES IN MAKING, RECORDING, AND CERTIFYING THE SALE AND TITLE THAT SHALL BE ASSESSED AS COSTS. THE COURT, IN ITS DISCRETION, MAY ENLARGE THE TIME OF THE SALE. NOTICE OF THE CHANGED TIME OF SALE SHALL BE PUBLISHED AS PROVIDED HEREIN.
