NOTICE OF SALE IS HEREBY GIVEN pursuant to a Uniform Final Judgment of Foreclosure dated August 13, 2018, and entered in Case No. 512015CA002214CAAXWS of the Circuit Court of the 6th Judicial Circuit in and for Pasco County, Florida, wherein HSBC BANK USA, NATIONAL ASSOCIATION, AS INDENTURE TRUSTEE FOR THE REGISTERED NOTEHOLDERS OF RENAISSANCE HOME EQUITY LOAN TRUST 2006-4, is Plaintiff, and DIANE FERGUSON, THE UNKNOWN SPOUSE, HEIRS, BENEFICIARIES, DEVISEES, GRANTEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES AND ALL OTHER PARTIES CLAIMING AN INTEREST BY, THROUGH, UNDER OR AGAINST THE ESTATE OF ESTHER TITUS, DECEASED; UNKNOWN TENANT #1; UNKNOWN TENANT #2; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER, AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS, are the Defendants, the Office of Paula S. O'Neil, Pasco County Clerk of the Court will sell to the highest and best bidder for cash via online auction at www.pasco.realforeclose.com at 11:00 A.M. on the 19th day of September, 2018, the following described property as set forth in said Uniform Final Judgment, to wit:
Lot 5, Casson Heights, according to the plat thereof, recorded in Plat Book 4, Page 95, Public Records of Pasco County, Florida.
Property Address: 6027 Antrim St, New Port Richey, Florida 34653
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
