NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 20 day of August, 2018, entered in Case No. 11-2017-CA-001580-0001-XX, of the Circuit Court of the 20TH Judicial Circuit in and for COLLIER County, Florida, wherein U.S. BANK N.A., AS TRUSTEE, IN TRUST FOR THE HOLDERS OF THE J.P. MORGAN ALTERNATIVE LOAN TRUST 2006-S3 MORTGAGE PASS-THROUGH CERTIFICATES, is the Plaintiff and SHADOW RIDGE PROPERTIES, LLC., A DELAWARE LIMITED LIABILITY COMPANY; TRAFALGAR SQUARE CONDOMINIUM ASSOCIATION OF NAPLES, INC.; UNITED STATES OF AMERICA, DEPARTMENT OF THE TREASURY, INTERNAL REVENUE SERVICE; are defendants. The Clerk of this Court shall sell to the highest and best bidder at Collier County Courthouse, in the lobby on the Third Floor of the Courthouse Annex, 3315 Tamiami Trail East, Naples, Florida 34112, in accordance with Chapter 45, Florida Statutes, at 11:00 A.M. on the 20 day of September 2018, the following described property as set forth in said Final Judgment, to wit:
CONDOMINIUM UNIT L-201, TRAFALGAR SQUARE, A CONDOMINIUM TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS, ACCORDING TO THE DECLARATION OF CONDOMINIUM THEREOF RECORDED IN OFFICIAL RECORDS BOOK 1252, PAGES 388-495, AS AMENDED FROM TIME TO TIME, OF THE PUBLIC RECORDS OF COLLIER COUNTY, FLORIDA.

ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
