NOTICE IS HEREBY GIVEN pursuant to an Order or Summary Final Judgment of foreclosure dated December 13, 2018, and entered in Case No. 2017 CA 001854 NC of the Circuit Court in and for Sarasota County, Florida, wherein WELLS FARGO BANK, N.A., SUCCESSOR BY MERGER TO WACHOVIA MORTGAGE, FSB, F/K/A WORLD SAVINGS BANK, FSB is Plaintiff and PHYLLIS PERRUC; UNKNOWN SPOUSE OF PHYLLIS PERRUC; STONEYBROOK ESTATES COMMUNITY ASSOCIATION INC.; STONEYBROOK COMMONS ASSOCIATION, INC.; CARA NEWMAN; PALMER RANCH MASTER PROPERTY OWNERS ASSOCIATION, INC.; UNKNOWN TENANT NO. 1; UNKNOWN TENANT NO. 2; and ALL UNKNOWN PARTIES CLAIMING INTERESTS BY, THROUGH, UNDER OR AGAINST A NAMED DEFENDANT TO THIS ACTION, OR HAVING OR CLAIMING TO HAVE ANY RIGHT, TITLE OR INTEREST IN THE PROPERTY HEREIN DESCRIBED, are Defendants, KAREN E. 1 The Plaintiff is U.S. BANK NATIONAL ASSOCIATION AS LEGAL TITLE TRUSTEE FOR TRUMAN 2016 SC6 TITLE TRUST pursuant to the Order substituting plaintiff dated 07/07/2017.
LOT 71, STONEYBROOK AT PALMER RANCH, UNIT 3, ACCORDING TO THE PLAT THEREOF, RECORDED IN PLAT BOOK 36, PAGES 17, 17 A, 17B AND 17C, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
Pursuant to Florida Statute 45.031(2), this notice shall be published twice, once a week for two consecutive weeks, with the last publication being at least 5 days prior to the sale.
