NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated August 9, 2017, and entered in Case No. 2017 CA 001142 NC, of the Circuit Court of the Twelfth Judicial Circuit in and for SARASOTA County, Florida. DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE FOR FREMONT HOME LOAN TRUST 2005-2, ASSET-BACKED CERTIFICATES, SERIES 2005-2, is Plaintiff and BRUCE PHELPS; UNKNOWN HEIRS OF JOAN BARRICK PHELPS, are defendants. Karen E. Rushing, Clerk of Circuit Court for SARASOTA, County Florida will sell to the highest and best bidder for cash via the Internet at www.sarasota. realforeclose.com, at 9:00 a.m., on the 7TH day of MARCH, 2018, the following described property as set forth in said Final Judgment, to wit:
LOT 16, BLOCK C, STICKNEY POINT PARK, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 6, PAGE 1, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
LESS THAT PORTION OF LOT 16 AS TAKEN FOR ROAD RIGHT OF WAY AND MORE FULLY DESCRIBED AS FOLLOWS:
BEGIN AT THE SOUTHWEST CORNER OF SAID LOT 16, BLOCK C, THENCE NORTH 00 DEGREES 27' 48” EAST, A DISTANCE OF 51.32 FEET ALONG THE WEST LINE OF SAID LOT 16; THENCE SOUTH 69 DEGREES 44' 00” EAST, A DISTANCE OF 22.45 FEET, THENCE NORTH 40 DEGREES 4' 11” EAST, A DISTANCE OF 123.95 FEET TO THE EAST LINE OF SAID LOT 16, THENCE ALONG SAID EAST LOT LINE, SOUTH 00 DEGREES 27' 47” WEST, A DISTANCE OF 17.88 FEET TO THE SOUTHEAST CORNER OF SAID LOT 16; THENCE SOUTH 39 DEGREES 59' 56” WEST, A DISTANCE OF 157.33 ALONG THE SOUTHEASTERLY LINE OF SAID LOT 16 TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
