NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of foreclosure dated January 04, 2018, and entered in Case No. 2015CA003847CAAXES of the Circuit Court of the SIXTH Judicial Circuit in and for PASCO COUNTY, Florida, wherein U.S. BANK NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS TRUSTEE FOR THE RMAC TRUST, SERIES 2016-CTT, is Plaintiff, and ELMER B. ALEXANDER, JR, et al are Defendants, the clerk, Paula S. O'Neil, will sell to the highest and best bidder for cash, beginning at 11:00 AM www.pasco.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 05 day of March, 2018, the following described property as set forth in said Final Judgment, to wit:
Lot 6, OLD PASCO ROAD ESTATES, a portion of the South 1/4 of the Northwest 1/4 and a Portion of the
Southwest 1/4, all lying Northwesterly of Pasco Road in Section 32, Township 25 South, Range 20 East, Pasco County, Florida, and being further described as follows:
Commence at the Northwest corner of said Section 32, thence S 00 degrees 06 minutes 58 seconds E, 2615.07 feet for a Point of Beginning, thence S 89 degrees 53 minutes 23 seconds E, 367.31 feet to the Northwesterly Maintained Right-of-Way line of Old Pasco Road as it now exists, thence along said Northwesterly Right-of-Way line S 07 degrees 47 minutes 26 seconds W, 110.04 feet to a Point of Curvature, thence along a curve to the right 61.38 feet, having a radius of 1902.35 feet, a central angle of 01 degrees 50 minutes 56 seconds, bearing S 08 degrees 43 minutes 12 seconds W, 61.38 feet, thence N 89 degrees 53 minutes 23 seconds West, 342.72 feet to the West boundary of said Section 32, thence N 00 degrees 07 minutes 35 seconds W, along said West boundary 145.00 feet, thence N 00 degrees 06 minutes 58 seconds W, 24.74 feet to the Point of Beginning.
Reserving a Perpetual Easement for Right-of-Way over the Southeasterly 35 feet thereof.
TOGETHER WITH A 2001 PALM HARBOR MOBILE HOME BEARING VINS PH0613636AFL/PH0613636BFL/PH0613636CFL AFFIXED TO REAL PROPERTY.
