BEGIN AT THE NORTHEAST CORNER OF SAID LOT 22; THENCE S 00 DEGREES 03 MINUTES 43 SECONDS W, ALONG THE EAST LINE OF SAID LOTS 22 AND 23, A DISTANCE OF 201.16 FEET TO THE SOUTHEAST CORNER OF SAID LOT 23; THENCE N 89 DEGREES 56 MINUTES 13 SECONDS W, ALONG THE SOUTH LINE OF SAID LOT 23, A DISTANCE OF 39.00 FEET; THENCE N 00 DEGREES 03 MINUTES 43 SECONDS E, PARALLEL WITH SAID EAST LINE OF LOTS 22 AND 23, A DISTANCE OF 195.89 FEET TO A POINT ON THE SOUTH RIGHT OF WAY LINE OF SWEETSHADE DRIVE (PUBLIC RIGHT OF WAY- 50 FEET WIDE), SAID POINT LYING ON A CURVE TO THE LEFT, HAVING A RADIUS OF 325.00 FEET, A CENTRAL ANGLE OF 6 DEGREES 56 MINUTES 35 SECONDS, A CHORD LENGTH OF 39.36 FEET AND A CHORD BEARING OF N 82 DEGREES 21 MINUTES 26 SECONDS E; THENCE NORTHEASTERLY ALONG THE ARC OF SAID CURVE, A DISTANCE OF 39.38 FEET TO THE POINT OF BEGINNING.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
Pursuant to Florida Statute 45.031(2), this notice shall be published twice, once a week for two consecutive weeks, with the last publication being at least 5 days prior to the sale.
