All that tract or parcel of land lying in Section 13, Township 44 South, Range 24 East, City of Fort Myers, Florida, which tract or parcel is described as follows:
Commencing at the intersection of the easterly right-of-way line of Hendry Street (50 feet wide) with the northerly right-of-way line of Bay Street (60 feet wide); thence run N 27°51'02” W along said easterly right-of-way line of Hendry Street for a distance of 165.00 feet to an angle point in said line and the Point of Beginning.
From said Point of Beginning run N 21°32'57” W along said easterly line of Hendry Street for a distance of 124.78 feet to an intersection with the southerly right-of-way line of Edwards Drive (87 feet wide); thence run N 57°56'46'' E along said southerly right-of-way line of Edwards Drive for a distance of 360.92 feet to an intersection with the westerly right-of-way line of Jackson Street (width varies); thence run S 36°52'41” E along said westerly line for a distance of 143.12 feet to an angle point in the said westerly right-of-way; thence run S 22°48'00” E along westerly right-of-way line of Jackson Street (50 feet wide) for a distance of 10.39 feet; thence run S 62°19'35” W, parallel with the northerly right-of-way line of Bay Street and departing said westerly line for a distance of 395.19 feet to the Point of Beginning.

From said Point of Beginning continue North 57°56'46” East along said line, a distance of 51.49 feet; thence run South 31°50'00” East for 80.74 feet; thence run South 31°38'40” East for 37.00 feet; thence run South 33°05'05” East for 4.13 feet; thence run South 61°28'40” West for 0.76 feet; thence run South 33°05'17” East for 14.84 feet to an intersection with the northerly boundary line of lands described in deed recorded in Official Records Book 1378 at Page 166; thence run South 62°19'35” West along said northerly boundary line for 52.77 feet; thence Run North 32°04'38” West, departing said northerly boundary line, for 44.90 feet; thence run North 30°26'27” West for 60.05 feet; thence run North 31°07'47” West for 27.71 feet to an Intersection with the southerly right-of-way line of said Edwards Drive and the Point of Beginning.
