NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated July 10, 2018, entered in Case No. 2017CA000942AX of the Circuit Court of the Twelfth Judicial Circuit, in and for Manatee County, Florida, wherein Wells Fargo Bank, N.A. is the Plaintiff and Sean Dahlquist a/k/a Sean H. Dahlquist; Wendy Dahlquist a/k/a Wendy H. Dahlquist f/k/a Wendy Wilson are the Defendants, that Angelina Colonneso, Manatee County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.manatee.realforeclose.com, beginning at 11:00 AM on the 10th day of August, 2018, the following described property as set forth in said Final Judgment, to wit:
A PARCEL OF LAND LYING IN SECTION 3, TOWNSHIP 33 SOUTH, RANGE 19 EAST, MANATEE COUNTY, FLORIDA DESCRIBED AS FOLLOWS:
COMMENCE AT THE NORTHWEST CORNER OF SECTION 3, TOWNSHIP 33 SOUTH, RANGE 19 EAST, MANATEE COUNTY, FLORIDA; THENCE N 89°21'52” E ALONG THE NORTH LINE OF SAID SECTION 3, A DISTANCE OF 3153.12 FEET TO THE POINT OF BEGINNING; THENCE CONTINUE ALONG SAID NORTH LINE SECTION 3, N 89°21'52” E A DISTANCE OF 200.52 FEET; THENCE S 00°11'28” W A DISTANCE OF 1029.96 FEET; THENCE S 41°10' 15” E A DISTANCE OF 286.27 FEET TO A POINT ON THE NORTHERLY RIGHT OF WAY OF U.S. 301 (200' WIDE) THENCE S 48°49'45” W ALONG SAID RIGHT OF WAY A DISTANCE OF 152.33 FEET TO A POINT OF CURVATURE OF A CURVE TURNING TO THE LEFT HAVING: A RADIUS OF 2932.79 FEET, A DELTA ANGLE OF 00°56'28”, A CHORD BEARING OF S 48°21'31” W, AND A CHORD LENGTH OF 48.18 FEET; THENCE CONTINUE ALONG SAID RIGHT OF WAY, SAME BEING THE ARC OF SAID CURVE, AN ARC LENGTH OF 48.18 FEET: THENCE N 41°10'15” W A DISTANCE OF 362.35 FEET; THENCE N 00°11'28” E A DISTANCE OF 1102.76 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
