NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated April 10, 2018, entered in Case No. 2014CA006173AX of the Circuit Court of the Twelfth Judicial Circuit, in and for Manatee County, Florida, wherein U.S. Bank National Association, as Trustee for Adjustable Rate Mortgage Trust 2005-10, Adjustable Rate Mortgage Backed Pass Through Certificates, Series 2005-10 is the Plaintiff and H PAUL BENHAM A/K/A HERBERT P. BENHAM JR.; KATHRYNE D BENHAM A/K/A KATHRYNE BENHAM A/K/A KATHERINE D. BENHAM A/K/A KATHERINE DORIS BENHAM are the Defendants, that Angelina Colonneso, Manatee County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.manatee.realforeclose.com, beginning at 11:00 AM on the 6th day of July, 2018, the following described property as set forth in said Final Judgment, to wit:
THE NORTH 1/2 OF THE FOLLOWING: COMMENCE AT THE NORTHEAST CORNER OF THE NORTHWEST 1/4 OF THE SOUTHEAST 1/4 OF SECTION 16, TOWNSHIP 34 SOUTH, RANGE 19 EAST, MANATEE COUNTY, FLORIDA; THENCE SOUTH 89 DEGREES 59 MINUTES 00 SECONDS WEST ALONG THE NORTHERLY LINE OF SAID SOUTHEAST 1/4 , A DISTANCE OF 260.00 FEET; THENCE SOUTH 0 DEGREES 1 MINUTES 45 SECONDS WEST 466.5 FEET FOR THE POINT OF BEGINNING; THENCE SOUTH 89 DEGREES 59 MINUTES 00 SECONDS WEST 466.5 FEET; THENCE SOUTH 0 DEGREES 01 MINUTES 45 SECONDS WEST 466.5 FEET; THENCE NORTH 89 DEGREES 59 MINUTES 00 SECONDS EAST 466.50 FEET; THENCE NORTH 0 DEGREES 01 MINUTES 45 SECONDS EAST 466.50 FEET TO THE POINT OF BEGINNING.
TOGETHER WITH A 50 FOOT EASEMENT FOR INGRESS AND EGRESS PURPOSES DESCRIBED AS FOLLOWS: THE EAST 50 FEET OF THE WEST 1/2 OF THE SOUTHEAST 1/4 OF SECTION 16, TOWNSHIP 34 SOUTH RANGE 19 EAST, LESS THE EAST 210 FEET THEREOF.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
