NOTICE OF SALE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated February 8, 2018, and entered in Case No. 51-2013-CA-002303-CA-AX-WS of the Circuit Court of the 6th Judicial Circuit in and for Pasco County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS SUCCESSOR TRUSTEE FOR JPMORGAN CHASE BANK, N.A., AS TRUSTEE FOR NOVASTAR MORTGAGE FUNDING TRUST, SERIES 2002-3 NOVASTAR HOME EQUITY LOAN ASSET-BACKED CERTIFICATES, SERIES 2002-3, is Plaintiff, and AVALON FINANCIAL, LLC AS TRUSTEE AND NOT PERSONALLY UNDER THE PROVISIONS OF A TRUST AGREEMENT DATED THE 18TH DAY OF JUNE 2007, KNOWN AS THERIAULT FAMILY LAND TRUST; et. al., are the Defendants, the Office of Paula S. O'Neil, Pasco County Clerk of the Court will sell to the highest and best bidder for cash via online auction at www.pasco.realforeclose.com at 11:00 A.M. on the 15th day of March, 2018, the following described property as set forth in said Final Judgment, to wit:
Lot 324, of the proposed play of palm terrace gardens, unit one, according to the proposed plat thereof, as recorded in O.R. Book 544, pages 387 through 389, of the public records of Pasco County, florida.
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
