NOTICE IS HEREBY GIVEN that pursuant the Final Judgment of Foreclosure dated March 14, 2018, and entered in Case No. 17000471CA of the Circuit Court of the TWENTIETH Judicial Circuit in and for Charlotte County, Florida wherein CARRINGTON MORTGAGE SERVICES, LLC, is the Plaintiff and UNKNOWN HEIRS, DEVISEES, GRANTEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES, OR OTHER CLAIMANTS BY, TRHOUGH, UNDER OR AGAINST JOHN T. TROXELL, DECESED; CAPITAL ONE, NATIONAL ASSOCIATION AS SUCCESSOR BY MERGER TO CHEVY CHASE BANK, F.S.B.; UNKNOWN TENANT #1 N/K/A NICHOLAS ALLEN; UNKNOWN TENANT #2 N/K/A CHRISTY ALLEN; RUTH ANN TROXELL A/K/A RUTH ANN OWENS,are Defendants, Roger D. Eaton, Clerk of Court, will sell to the highest and best bidder for cash at www.charlotte.realforeclose.com, beginning at 11 a.m. on the 9th day of April 2018, the following described property set forth in said Final Judgment, to wit:

Any person or entity claiming an interest in the surplus, if any, resulting from the Foreclosure Sale, other than the property owner as of the date of the Lis Pendens, must file a claim on same with the Clerk of Court within sixty (60) days after the Foreclosure Sale.
