NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated April 26, 2018, and entered in Case No. 582017CA002490XXXANC, of the Circuit Court of the 12th Judicial Circuit in and for SARASOTA County, Florida, wherein JPMORGAN CHASE BANK, N.A. is Plaintiff and ALL UNKNOWN HEIRS, CREDITORS, DEVISEES, BENEFICIARIES, GRANTEES, ASSIGNEES, LIENORS, TRUSTEES AND ALL OTHER PARTIES CLAIMING AN INTEREST BY, THROUGH, UNDER OR AGAINST THE ESTATE OF LAURIE ANN CODDING, DECEASED; ELROY N. CODDING; CARLEE H. CODDING A/K/A CARLEE H. PROCHASKA; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; are defendants. KAREN E. RUSHING, the Clerk of the Circuit Court, will sell to the highest and best bidder for cash BY ELECTRONIC SALE AT: WWW.SARASOTA.REALFORECLOSE.COM, at 9:00 A.M., on the 31st day of May, 2018, the following described property as set forth in said Final Judgment, to wit:
TRACT NO. 26: BEGIN AT A POINT WHICH IS 3528.09 FEET WEST AND 2552.85 FEET SOUTH OF THE NE CORNER OF SECTION 6, TOWNSHIP 39 S, RANGE 20 EAST; THENCE SOUTH 1° 00' WEST, 150 FEET MORE OR LESS TO THE INTERSECTION WITH THE NORTH R/W OF A 60 FOOT CANAL THENCE SOUTHWESTERLY ALONG SAID R/W, 70 MORE OR LESS; THENCE NORTH 67° 00' W 220 FEET MORE OR LESS TO THE INTERSECTION WITH THE EAST R/W OF A 60 FOOT ROAD; THENCE NORTH 1° 00' E, 99.15 FEET THENCE 273.24 FEET TO THE POINT OF BEGINNING. ALL LYING AND BEING IN SECTION 6, TOWNSHIP 39 SOUTH, RANGE 20 EAST SARASOTA COUNTY, FLORIDA.
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
