NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of foreclosure dated April 18, 2018, and entered in Case No. 2017CA002820CAAXWS of the Circuit Court of the SIXTH Judicial Circuit in and for PASCO COUNTY, Florida, wherein DITECH FINANCIAL LLC, is Plaintiff, and KATHERINE M. METZEN, et al are Defendants, the clerk, Paula S. O'Neil, will sell to the highest and best bidder for cash, beginning at 11:00 AM www.pasco.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 20 day of June, 2018, the following described property as set forth in said Final Judgment, to wit:
A PORTION OF TRACT 276, GOLDEN ACRES UNIT TEN, AS SHOWN ON PLAT RECORDED IN PLAT BOOK 9, PAGES 2 AND 3, OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA, BEING MORE FULLY DESCRIBED AS FOLLOWS: BEGIN AT THE NORTHEAST CORNER OF SAID TRACT 276, THENCE GO SOUTH 17 DEGREES 48 MINUTES 03 SECONDS WEST, ALONG THE WESTERLY RIGHT-OF-WAY LINE OF SUNSHINE BOULEVARD AS NOW ESTABLISHED, 160.0 FEET; THENCE NORTH 66 DEGREES 50 MINUTES 10 SECONDS WEST, 329.02 FEET TO A POINT ON THE WESTERLY BOUNDARY LINE OF SAID TRACT 276, THENCE NORTH 36 DEGREES 50 MINUTES 17 SECONDS EAST, ALONG SAID WESTERLY BOUNDARY LINE, 139.30 FEET; THENCE SOUTH 71 DEGREES 42 MINUTES 18 SECONDS EAST ALONG THE NORTHERLY BOUNDARY LINE OF SAID TRACT 276, 282.15 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
