NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of foreclosure dated May 02, 2018, and entered in Case No. 2015CA000067CAAXES of the Circuit Court of the SIXTH Judicial Circuit in and for PASCO COUNTY, Florida, wherein PROF-2013-S3 LEGAL TITLE TRUST , BY U.S. BANK, NATIONAL ASSOCIATION, AS LEGAL TITLE TRUSTEE, is Plaintiff, and GARY R. LYKINS, et al are Defendants, the clerk, Paula S. O'Neil, will sell to the highest and best bidder for cash, beginning at 11:00 AM www.pasco.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 11 day of June, 2018, the following described property as set forth in said Final Judgment, to wit:
A portion of Tracts 65 and 80, ZEPHYRHILLS COLONY COMPANY LANDS, in Section 35, Township 25 South, Range 21 East, as recorded in Plat Book 1, page 55, of the public records of Pasco County, Florida, described as follows:
Commencing at the Northeast corner of the Southeast 1/4 of said Section 35, run South 89 degrees 49 minutes 38 seconds West, 15.00 feet; thence South 00 degrees 16 minutes 11 seconds West, 192.30 feet along the East line of said Tract 65, for a Point of Beginning; thence continue South 00 degrees 16 minutes 11 seconds West, 150.00 feet: thence South 89 degrees 52 minutes 12 seconds West, 227.22 feet; thence South 00 degrees 15 minutes 31 seconds West, 20.78 feet; thence South 89 degrees 52 minutes 11 seconds West, 268.00 feet: thence North 00 degrees 15 minutes 31 seconds East, 166.79 feet: thence North 89 degrees 49 minutes 38 seconds East, 204.00 feet; thence North 00 degrees 15 minutes 31 seconds East 50.87 feet, thence South 89 degrees 22 minutes 09 seconds East, 142.42 feet; thence South 02 degrees 42 minutes 38 seconds West, 45.30 feet; thence North 89 degrees 49 minutes 38 seconds East, 150.63 feet to the Point of Beginning, being subject to an Easement for ingress and egress over and across the South 25 feet of the West 194 feet thereof, for the use and benefit of property owners to the South.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
