Notice is hereby given that Angelina M. Colonneso, Clerk of the Circuit Court and Comptroller, Manatee County, Florida, will, on July 6, 2018 at 11:00 AM, conduct through the Internet for Manatee County foreclosures at www.manatee.realforeclose.com, offer for sale and sell to the highest and best bidder for cash, the property described in Exhibit A attached hereto pursuant to the Uniform Final Judgment of Mortgage Foreclosure entered on March 28, 2018, and Order entered on May 23, 2018, in a case pending in said Court, the style of which is Harbor Community Bank vs. Comfort Cove RE LLC, et al, and the case number of which is 2017 CA 00009.

LEGAL DESCRIPTION
Commence at the NW corner of the Palms Subdivision as recorded in Plat Book 4, Page 11, according to the Public Records of Manatee County, Florida; thence South along the West line of said Subdivision to a point on said line 50 feet South of the NW corner of Lot 1, Block B; thence East to a point on the East line of said Subdivision, 50 feet South of the NE corner of Lot 10, Block E; thence North along the East line of said Subdivision to the NE corner thereof; then West along the North line of said subdivision to the Point of Beginning. Including all lands within the above legal description shown as Plumosa Avenue and Palm Avenue as shown on the Plat of said subdivision. Less highway Right-of-Way described in O.R. 223, Page 586, of the Public Records of Manatee County, Florida. Also Lots 10 thru 18, Block E, less the North 50 feet, already described above.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens, must file a claim within 60 days after the sale.
