NOTICE IS HEREBY GIVEN that I, the undersigned Clerk of the Circuit Court of Charlotte County, Florida, shall sell the property at public sale to the highest bidder for cash, except as set forth hereinafter, on November 30, 2018, at 11:00 a.m. at www.charlotte.realforeclose.com, in accordance with Chapter 45 Florida Statutes, the following-described real property:
PARCEL C (ID#402225151006) A parcel of land lying in the East ½ of the West ½ of the Southwest ¼ of the Northwest ¼ of Section 25, Township 40 South, Range 22 East Charlotte County, Florida, being more particularly described as follows:

Commence at the Northeast corner of the East ½ of the West ½ of the Southwest ¼ of the Northwest ¼ of said Section 25; Thence run South 00°19'15” East, 412.56 feet; Thence South 89°40'45” West, 57.48 feet to the Point of Beginning; Continue thence South 89°40'45” West 57.48 feet; Thence South 00°19'15” East, 131.48 feet; then North 89°40'45” East, 57.48 feet; Thence North 00°19'15” West, 131.48 feet to the Point of Beginning. Subject to a 5' permanent utility easement in favor of Charlotte County, a Political Subdivision of the State of Florida, as established and more particularly described by way of an Order of Taking recorded in Official Records Book 1427, Page 1931, which was amended in Official Records Book 1429, Page 1455, and

The said sale will be made pursuant to the Final Judgment of Foreclosure of the Circuit Court of Charlotte County, Florida, in Civil Action No. 2018-000553-CA, Hiler v. Stellar Diving Services, LLC, et als.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
