NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure dated October 30, 2018, and entered in Case No. 2018 CA 002496 of the Circuit Court of the 12th Judicial Circuit, in and for MANATEE County, Florida, where in M&T BANK, is the Plaintiff and JOE J. GARRISON, is the Defendant, the Clerk of Court shall offer for sale to the highest bidder for cash on January 8, 2019, beginning at 11:00 A.M., at www.manatee.realforeclose.com, the following described property as set forth in said Summary Final Judgment lying and being situate in MANATEE County, Florida, to wit:
Begin on the East side of Sarasota Ave where same intersects North Line of Lot 8, Willemsen Subdivision; thence East along North line of Lot 8, 170 feet; thence South 100 feet; West 170 feet to East line of Sarasota Ave.; thence North 100 feet to Point of Beginning, being part of Lot 8, Also the South 20 feet of Lot 11, Willemsen Subdivision, Also: A portion of the South 95.0 feet of Lot 11, less the South 20 feet thereof, of J.P. Willemsems Subdivision as per plat thereof recorded in Deed Book G, Page 821, Public Records of Manatee County, Florida. Said portion being more particularly described as follows: Commence at the Northwest corner of said Lot 11; thence South 00 degrees 46' 53” East along the East Right-of-Way line of 26th St. West, a distance of 189.09 feet to the North line of the South 20.0 feet of said Lot 11; thence East along said North line a distance of 60.0 feet to a Point of Beginning; thence continue East along said North line a distance of 53.50 feet; thence North 0.85 feet; thence South 89 degrees 06'36” West, 53.51 feet; thence South 0.05 feet to the Point of Beginning: Also: A portion of the South 95.0 feet of Lot 11, less the South 20.0 feet thereof, of J.P. Willemsems Subdivision as per plat thereof recorded in Deed Book G, Page 821, Public Records of Manatee County, Florida, said portion being more particularly described as follows: Commence at the Northwest corner of said Lot 11; thence South 00 degrees 46'53” East along the East Right-of-Way line of 26th St. West, a distance of 189.09 feet to the North line of the South 20.0 feet of said Lot 11; thence East along said North line a distance of 126.90 feet for a Point of Beginning; thence continue East along said North line a distance of 12.90 feet; thence North 05 degrees 11'40” West, 3.31 feet; thence West 12.90 feet; thence South 05 degrees 11'40” West 3.31 feet to the Point of Beginning, Also: A portion of the South 95.0 feet of Lot 11, Less the South 20.0 feet thereof of J.P. Willemsems Subdivision as per plat thereof recorded in Deed Book G, Page 821, Public Records of Manatee County, Florida, said portion being more particularly described as follows: Commence at the Northwest corner of said Lot 11; thence South 00 degrees 46'53” East along the East Right-of-Way of 26th St. West, a distance of 189.09 feet to the North line of the South 20.0 feet of said Lot 11; thence East along said North line a distance of 170.21 feet for a Point of Beginning; thence continue East along said North line a distance of 6.00 feet; thence North 06 degrees 50'34” East, 2.60 feet; thence West 6.00 feet; thence South 06 degrees 50'34” West, 2.60 feet to the Point of Beginning.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE. THE CLERK SHALL RECEIVE A SERVICE CHARGE OF UP TO $70 FOR SERVICES IN MAKING, RECORDING, AND CERTIFYING THE SALE AND TITLE THAT SHALL BE ASSESSED AS COSTS. THE COURT, IN ITS DISCRETION, MAY ENLARGE THE TIME OF THE SALE. NOTICE OF THE CHANGED TIME OF SALE SHALL BE PUBLISHED AS PROVIDED HEREIN.
