NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Mortgage Foreclosure, Reformation of Mortgage and Reformation of Deed (“Final Judgment of Foreclosure”) dated October 30, 2018 entered in Case No. 41-2016-CA-004727AX in the Circuit Court of the Twelfth Judicial Circuit in and for Manatee County, Florida wherein MCK Mortgage Properties, LLC is the Plaintiff and Land & Sea Native Plants, LLC, Christopher E. Joiner and Debra S. Gibson are the Defendants, the Clerk of the Circuit Court of Manatee County, Florida, will sell to the highest and best bidder for cash on December 14, 2018, at 11:00 a.m. on Manatee County's Public Auction website: www.manatee.realforeclose.com, the following described real property as set forth in the Final Judgment of Foreclosure, to wit:
Parcel 1

A parcel of land lying and being in Section 20, Township 33 South, Range 21 East, Manatee County, Florida, being more particularly described as follows:

Commence at the Southeast corner of said Section 20; thence N88° 54' 04” W along the South line of said Section 20, a distance of 1312.66 feet to the Southeast corner of the W ½ of the SE 1/4 of said Section 20; thence N00° 57' 16” E along the East line of said W ½ of the SE 1/4, a distance of 1029.24 feet to a point on the Northerly right of way line of State Road Number 62, said point being the Point of Beginning; thence continue N00° 57' 16” E along said East line of the W ½ of the SE 1/4, 52.23 feet to a point on a curve concave to the Northeast, having a radius of 1005.32 feet; thence Northwesterly along the arc of said curve, through a central angle of 52° 57' 44”, a distance of 929.29 feet (chord = 896.55 feet; chord bearing = N29° 19' 52” W) to a point on said curve; thence S89° 19' 59” W 920.26 feet; thence S 00° 40' 01” E 815.98 feet to a point on the aforementioned Northerly right of way line of State Road Number 62; thence N89° 19' 59” E along said Northerly right of way line, a distance of 1058.19 feet to the point of curvature of a curve, concave to the South, having a radius of 1969.86 feet; thence Easterly along the arc of said curve and said Northerly right of way line, through a central angle of 08° 29' 16”, a distance of 291.81 feet (chord = 291.54 feet; chord bearing = S86° 09' 41” E) to the Point of Beginning.

Commence at the Southeast corner of said Section 20; thence N 88°54'04” W along the South line of said Section 20, a distance of 1312.66 feet to the Southeast corner of the West 1/2 of the S.E. 1/4 of said Section 20; thence N 00°57'16” E along the East line of said West 1/2 of the S.E. 1/4, a distance of 1029.24 feet to a point on the Northerly right-of-way line of State Road Number 62; thence continue N 00°57'16” E along said East line of the West 1/2 of the S.E. 1/4, a distance of 52.23 feet to a point on a curve, concave to the Northeast, having a radius of 1005.32 feet; thence Northwesterly, along the arc of said curve, through a central angle of 52°57'44”, a distance of 929.29 feet (chord = 896.55 feet; chord bearing = N 29°19'52” W) to a point on said curve for a Point of Beginning; thence S 89°19'59” W, a distance of 920.26 feet; thence N 00°40'01” W, a distance of 4.00 feet; thence N 89°19'59” E, a distance of 920.12 feet to a point on a curve, concave to the Northeast, having a radius of 1005.32 feet; thence Southeasterly, along the arc of said curve, through a central angle of 0°13'41”, a distance of 4.00 feet (chord = 4.00 feet; chord bearing = S 02°44'07” E) to the Point of Beginning.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within sixty (60) days after the sale.
