NOTICE OF SALE IS HEREBY GIVEN pursuant to the order of Uniform Final Judgment of Foreclosure dated September 20, 2018 and entered in Case No. 2008-CA-020759 NC of the Circuit Court of the 12th Judicial Circuit in and for Sarasota County, Florida, wherein HSBC BANK USA, N.A., AS INDENTURE TRUSTEE FOR THE REGISTERED NOTEHOLDERS OF RENAISSANCE HOME EQUITY LOAN TRUST 2006-2, is Plaintiff and JUDY GROVEMAN; ART GROVEMAN; et. al. are Defendants, the Office of Karen E. Rushing, Sarasota County Clerk of the Court will sell to the highest and best bidder for cash via online at www.sarasota.realforeclose.com at 9:00 A.M. on the 22nd day of January 2019, the following described property as set forth in said Uniform Final Judgment, to wit:
Five Acre Parcel in the NE'ly Pt. of Tract 75, Hidden River, recorded in Plat Book 18. Pages 41 and 41 A, of the Public Records of Sarasota County, Florida, being more particularly described as follows: Begin at the existing SW corner of Tract 74, said Hidden River; thence N 89°43'25” E, along North Line of said Tract 75, a Distance of 1194.20' to the existing NE'Iy corner thereof; thence S 19°41'57” W, along the existing E'ly Line of Tract 75, a distance of 59.89' to a P.I. on said
Line; thence continue along said Easterly Line, S 41°46'56” W, 234.32'; thence N 85°58'02” W, 1015.66'; thence N 1°45'35' W, 154.00 to the P.0.B.
Being subject to a 50.00 Foot Easement along the Easterly Line of said Tract 75, Lying and being in Section 36, Township 36 South, Range 20 East, Section 1, Township 36 South, Range 20 East, Sarasota County, Florida, and containing 5.004 Acres, more or less.
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
