NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 20th day of September, 2018, and entered in Case No. 2016 CA 001510 NC, of the Circuit Court of the 12TH Judicial Circuit in and for Sarasota County, Florida, wherein FEDERAL NATIONAL MORTGAGE ASSOCIATION is the Plaintiff and BARRON P. MORIN A/K/A BARRON MORIN; RONALD ANGEMI; UNKNOWN TENANT #1 N/K/A VICTORIA WILLIAMS; UNKNOWN TENANT #2 N/K/A CODY FRIZZELL; and UNKNOWN TENANT (S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. KAREN E. RUSHING as the Clerk of the Circuit Court shall sell to the highest and best bidder for cash electronically at www.sarasota.realforeclose.com at, 9:00 AM on the 19th day of December, 2018, the following described property as set forth in said Final Judgment, to wit:
LOTS 1 AND 2, BLOCK C, HIGHLAND CREST SUBDIVISION, ACCORDING TO THE PLAT THEREOF RECORDED IN PLAT BOOK 2, PAGE 39, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA;
LESS AND EXCEPT:
THAT PORTION OF LAND CONVEYED TO SARASOTA COUNTY BY WARRANTY DEED RECORDED 08/13/2007 IN INSTRUMENT NO. 2007127675 MORE PARTICULARLY DESCRIBED AS:
BEGIN AT THE INTERSECTION OF THE EAST LINE OF SAID LOT 2 AND THE NORTH RIGHT-OF-WAY LINE OF PALMER BOULEVARD (50-FOOT WIDE PUBLIC RIGHT-OF-WAY) AS RECORDED IN 1925 BOND ISSUE FOR ROAD NUMBER 19 (FRUITVILLE MADISON ROAD); THENCE N.89°54'41”W., ALONG SAID NORTH RIGHT-OF-WAY LINE, A DISTANCE OF 31.46 FEET; THENCE N.84°40'39”E., A DISTANCE OF 31.57 FEET TO A POINT ON THE EAST LINE OF SAID LOT 2;THENCE S.00°40'17' E., ALONG SAID EAST LOT LINE, A DISTANCE OF 2.98 FEET TO THE POINT OF BEGINNING.
SAID PARCEL CONTAINS 47 SQUARE FEET MORE OR LESS.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
