NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 12th day of September, 2018, and entered in Case No. 13005638CI, of the Circuit Court of the 6TH Judicial Circuit in and for Pinellas County, Florida, wherein U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE, ON BEHALF OF THE HOLDERS OF THE TERWIN MORTGAGE TRUST 2006-7 ASSET-BACKED CERTIFICATES, TMTS SERIES 2006-7 is the Plaintiff and CITY OF DUNEDIN, FLORIDA; ALICE MARY WEAVER; MARY A. WELSH A/K/A MARY HASKELL A/K/A MARY ALICE WELSH; UNKNOWN HEIRS, BENEFICIARIES, DEVISEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES AND ALL OTHERS WHO MAY CLAIM AN INTEREST IN THE ESTATE OF JOHN E. WELSH, JR; and UNKNOWN TENANT (S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. KEN BURKE as the Clerk of the Circuit Court shall sell to the highest and best bidder for cash, on the 13th day of November, 2018, at 10:00 AM on Pinellas County's Public Auction website: www.pinellas.realforeclose.com in accordance with chapter 45, the following described property as set forth in said Final Judgment, to wit:
LOT 1, BLOCK J, VIRGINIA PARK SUBDIVISION, ACCORDING TO THE MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK 14, PAGE 9, PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
