NOTICE IS hereby given that, pursuant to the Final Judgment of Mortgage Foreclosure entered in this cause on December 6, 2018, Angelina “Angel” Colonneso, the Clerk of the Circuit Court, In and For Manatee County, Florida, will sell the property situated in Manatee County, Florida, described on Exhibit A attached hereto and incorporated herein, to the highest and best bidder, for cash, at the Public Auction website of Manatee County, www.manatee.realforeclose.com, in accordance with section 45.031, Florida Statutes, on the 24th day of April, 2019.

The East 35 feet of Lot 13 and the West 54.5 feet of Lot 16 and the Northerly 3 feet of the West 54.5 feet of Lot 15, of W.R. TALLANT ADDITION TO THE PLAT OF PARADISE FARMS, as per plat thereof recorded in Plat Book 1, Page 281, Public Records of Manatee County, Florida, together with the vacated alley lying between Lot 13 on the West and Lot 16 and the Northerly 3 feet of Lot 15 on the East, the Southerly boundary of said vacated alley hereby conveyed being a line beginning at the Southeasterly corner of Lot 13 and running to a point on the West line of Lot 15 lying 3 feet Southerly of the Northwesterly corner of said Lot 15.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS, MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
