NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated February 21, 2019, and entered in 2013 CA 008139 NC of the Circuit Court of the TWELFTH Judicial Circuit in and for Sarasota County, Florida, wherein DEUTSCHE BANK NATIONAL TRUST COMPANY, AS INDENTURE TRUSTEE FOR AMERICAN HOME MORTGAGE INVESTMENT TRUST 2007-1 is the Plaintiff and MELISSA BELINC A/K/A MELISSA M. BELINC; SYDNEY LYN STEINHOFF; JOHN A COLE are the Defendant(s). Karen Rushing as the Clerk of the Circuit Court will sell to the highest and best bidder for cash at www.sarasota.realforeclose.com, at 09:00 AM, on June 21, 2019, the following described property as set forth in said Final Judgment, to wit:
BEGIN AT THE SE CORNER OF THE NW 1/4 OF THE SW 1/4 OF SECTION 8, TOWNSHIP 37 SOUTH, RANGE 18 EAST, SARASOTA COUNTY, FLORIDA; THENCE S 89° 53' 18” WEST, 144.88 FEET TO A POINT ON THE CENTERLINE OF MONTCLAIR PLACE, A PRIVATE INGRESS AND EGRESS EASEMENT AS SHOWN ON THE PLAT OF MONTICELLO SUBDIVISION, UNIT 2, AS PER THE PLAT THEREOF, RECORDED IN PLAT BOOK 25, PAGE 36 OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA, SAID EASEMENT ALSO BEING RECORDED IN OFFICIAL RECORDS BOOK 951, PAGE 1622 AND OFFICIAL RECORDS BOOK 1113, PAGE 531 OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA; THENCE N 0° 44'42” WEST, ALONG THE CENTERLINE OF SAID MONTCLAIR PLACE, 79.38 FEET; THENCE N 89° 15'04” EAST, 145.81 FEET TO INTERSECT THE EASTERLY BOUNDARY OF THE NW 1/4 OF THE SW 1/4 OF SAID SECTION 8, ALSO BEING THE WESTERLY BOUNDARY OF UNIT 8, PHILLIPPI GARDENS SUBDIVISION, AS PER THE PLAT THEREOF, RECORDED IN PLAT BOOK 16, PAGE 36, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA; THENCE S 0° 05'00” EAST, ALONG THE EASTERLY BOUNDARY OF NW 1/4 OF THE SW 1/4 OF SAID SECTION 8, 81.00 FEET TO THE POINT OF BEGINNING.
TOGETHER WITH: A NON-EXCLUSIVE EASEMENT FOR INGRESS AND EGRESS AND THE INSTALLATION AND MAINTENANCE OF ROADS AND UTILITIES AS RECORDED IN OFFICIAL RECORDS BOOK 951, PAGE 1622, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
