NOTICE IS HEREBY GIVEN pursuant to order rescheduling foreclosure sale or Final Judgment, entered in Civil Case No. 51-2016-CA-000395-ES of the Circuit Court of the 6th Judicial Circuit in and for Pasco County, Florida, wherein U.S. Bank National Association, as Trustee for Merrill Lynch First Franklin Mortgage Loan Trust, Mortgage Loan Asset-Backed Certificates, Series 2007-4, Plaintiff and Arturo L. Giammugnani a/k/a Arturo Giammugnani are defendant(s), I, Clerk of Court, Paula S. O'Neil, will sell to the highest and best bidder for cash In an online sale accessed through the Clerk's website at www.pasco.realforeclose.com, at 11:00 a.m. on May 21, 2019, the following described property as set forth in said Final Judgment, to-wit:

A TRACT OF LAND BEING A PART OF LOT 36, THE PRESERVE AT LAKE THOMAS, PART 2, AS RECORDED IN PLAT BOOK 35, PAGES 1 THROUGH 5, INCLUSIVE, PUBLIC RECORDS OF PASCO COUNTY, FLORIDA; THE SOUTHEASTERLY 10 FEET OF SAID LOT 36, BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT THE MOST EASTERLY CORNER OF SAID LOT 36; THENCE SOUTH 53 DEGREES 06'43” WEST, ALONG THE SOUTHEASTERLY BOUNDARY OF SAID LOT 36, A DISTANCE OF 281.41 FEET, TO THE MOST SOUTHERLY CORNER OF SAID LOT 36; THENCE NORTH 24 DEGREES 27'54” WEST ALONG THE SOUTHWESTERLY BOUNDARY OF SAID LOT 36, A DISTANCE OF 10.24 FEET; THENCE NORTH 53 DEGREES 06'43” EAST ALONG A LINE LYING 10 FEET NORTHWESTERLY AND PARALLEL WITH THE SOUTHEASTERLY BOUNDARY OF SAID LOT 36, A DISTANCE OF 279.21 FEET TO THE SOUTHWESTERLY RIGHT OF WAY BOUNDARY OF MARSH HAWK DRIVE ACCORDING TO SAID PLAT OF THE PRESERVE AT LAKE THOMAS PART 2; THENCE ALONG SAID RIGHT OF WAY BOUNDARY AND ALONG THE NORTHEASTERLY BOUNDARY OF SAID LOT 36, SOUTH 36 DEGREES 53'17” EAST A DISTANCE OF 10.00 FEET TO THE POINT OF BEGINNING.
